San Antonio is top relocation destination for Austin renters

There is much chatter about the influx of Californians to Texas cities. (Seriously, everyone from the New York Times to Texas Monthly to the New York Times again is writing about it.) And while, anecdotally at least, there do seem to be more Cali license plates on I-10, those aren’t the only folks moving into San Antonio.

With rents rising across the nation, a historically tight rental market, and major cultural shifts due to the pandemic, a new study from ApartmentList sheds light on the new migration patterns of the American public. ApartmentList.com analyzed data from millions of rental searches to determine where city-dwellers are moving — and where they’re moving from.

And they’re definitely on the move.

“In the third quarter of 2021, 40 percent of Apartment List users were searching to move to a new metropolitan area, and 26 percent were searching in a different state altogether,” the report notes.

In San Antonio, the overwhelming majority of those searches were coming from Austin (32.3 percent). Houston was second with 20.2 percent of all searches while Dallas was third with just 8.2 percent. Other Texas cities searching for San Antonio include Brownsville, Laredo, Corpus Christi, El Paso, and McAllen.

Out of state, new renters are more likely to come from Orlando (1.2 percent), Atlanta (1 percent), and Chicago (1 percent), according to ApartmentList.

Interestingly, San Antonians are also looking to move to Austin, with the majority of local outbound searches (18.5 percent) looking for property in the Capital City. The Big D is the second most popular relocation station, with 10.3 percent of San Antonio renters searching in Dallas. Houston was third, with 8.2 percent of San Antonio’s outbound searches, followed by Corpus Christi (5.8 percent).

And while San Antonio might bemoan their new California neighbors, San Diego (1.1 percent) and Los Angeles (1.4 percent) are among the most popular outbound searches for the Alamo City.
